This website is operated by Hometown Land. By using it you agree to these terms. If you do not agree with them, please do not use the site.

We are buyers, not brokers

Hometown Land purchases land directly for its own account. We are not licensed real estate agents or brokers, we do not represent you in a transaction, and we do not act as your fiduciary. Nothing on this site is legal, tax, or financial advice. You are entitled to consult your own attorney, accountant, or agent before selling any property, and we encourage it.

Submitting a property is not a sale

Submitting the offer request form starts a conversation. It does not create a contract, does not obligate you to sell, and does not obligate us to buy. Any offer we extend is an invitation to negotiate until both parties sign a written purchase agreement. Only that signed agreement, not this website and not our correspondence, sets the binding terms of a sale.

Offers and estimates

Any figure we give you is based on the information you provide and on public records available at the time. If our research or the title work later reveals something that materially affects the property — a defect in title, a lack of legal access, an encumbrance, or acreage that differs from what was described — we may revise or withdraw an offer before a purchase agreement is signed. We will tell you the reason.

Information you give us

You agree that the information you submit is accurate to the best of your knowledge and that you have the authority to discuss selling the property described. Do not submit property you have no interest in or authority over.

Text messaging (SMS) terms

Text messaging consent is optional. You can opt in to receive text messages from Hometown Land in either of two ways: by providing your mobile phone number and checking the separate SMS consent box on our offer request form, or by texting the keyword LAND to (866) 520-9045. By opting in through either method, you agree to receive recurring text messages from Hometown Land — including follow-up questions, status updates, and offer details about your property, as well as marketing and promotional messages about buying land. This consent is its own choice, separate from submitting the form. It is not a condition of any purchase, of submitting the form, or of using this site or our services, and you may decline and still request and receive an offer.

Message frequency varies. Message and data rates may apply. Reply STOP to any message to stop receiving text messages, and reply HELP for help. You can also reach us at brian@gohometownland.com. Carriers are not liable for delayed or undelivered messages.

The mobile information you provide for text messaging, and your consent to receive them, are never shared with or sold to third parties or lead generators. See our Privacy Policy for how we handle this information.

Accuracy of this site

We keep the content here current and truthful, but the site is provided as is. Descriptions of our process are general, and the specifics of any transaction depend on the property, the state, and the title company involved. Timelines described anywhere on this site are typical expectations, not guarantees.

Limitation of liability

To the fullest extent permitted by law, Hometown Land is not liable for indirect or consequential damages arising from your use of this website. Nothing here limits liability that cannot be limited by law.

Acceptable use

Do not use this site to submit false information, to attempt to gain unauthorized access, or to interfere with its operation. We may decline to respond to any submission.

Intellectual property

The Hometown Land name, logo, and the text and layout of this site belong to us. Photographs are used under license from their respective photographers.

Governing law

These terms are governed by the laws of Massachusetts, without regard to its conflict of laws rules.

Changes

We may update these terms; the date at the top reflects the current version.
